What is a DSCR Loan?

A DSCR loan is a type of financing that authorizes the borrower to support a certain amount of cash flow from rental properties to debt obligations. This ratio, known as the debt service coverage ratio (DSCR), ensures that the borrower can meet his loan payments.

  • Title can be held in an LLC, S Corp, C Corp, or trust
  • There is no limit to the number of properties financed
  • Eligible properties include single-family homes, condos, townhomes, and condo hotels with 2 to 48 units.
  • Fixed 30 year or 40 year fixed term options with profit only option
  • No need for tax returns, W-2s, or pay stubs
  • Available for purchase, rate and term financing, or refinancing
  • Minimum FICO score of 680 for 80% LTV purchases
  • Minimum FICO score of 660 for a 75% LTV refinance

We we offer several DSCR loan options including a non-equity DSCR program where we do not use rental income to qualify the property, the decision is strictly based on the property’s equity and the borrower’s credit score.
